Pest control costs: compare the scope before the price
Pest control prices at a glance
Checkatrade UK ballpark ranges, table updated April 2026. Treatment scope differs; proofing and additional visits may cost extra. VAT is not explicit in the reviewed source. These are third-party guide prices, not our service offers. Sources checked 6 November 2026.
A pest control price is only meaningful when you know what it buys. An assessment, a defined treatment programme and repairs to the building are different pieces of work. This guide helps you turn an estimate into a comparable written proposal. It gives no national price range: a figure without verified scope, location and conditions would offer false precision.
Start with the decision you are paying for
Ask whether the initial charge buys an inspection and findings, or commits you to further work. A telephone discussion may establish whether a business handles your type of concern, but it is not necessarily a property assessment. Describe what remains uncertain rather than selecting a treatment package to fit a guessed species.
Write down the property areas covered. A kitchen assessment does not automatically include a communal bin store, roof space or neighbouring flat. If access is unavailable, ask whether the proposal remains provisional and whether another attendance would be charged.
Separate visits, monitoring and additional attendance
Ask for the number and purpose of included visits, how follow-up is arranged and when the programme ends. A revisit might be for checking findings rather than repeating the original work. Make sure the written proposal explains what happens if the assessment changes or activity is reported after the included programme.
Do not treat the words guarantee or unlimited as self-explanatory. Request the actual conditions, covered areas, reporting requirements and exclusions. Ask whether a later concern would be assessed as a continuation, a new problem or something outside the original scope.
- Is monitoring equipment included, and who collects it?
- What would trigger an additional charge?
- Will you receive written findings and a completion or review record?
Put proofing and building repairs on their own line
Proofing means work intended to reduce access, but the label alone does not specify materials, locations or responsibility. Ask for an itemised description of any proposed repair and whether it is included, optional or excluded. A pest controller's recommendation is not the same as a building contractor's quotation.
Clarify who would carry out the work and who can authorise it, particularly in rented homes or shared buildings. Ask how proposed repairs fit the assessment and follow-up sequence. Do not seal a suspected entry point yourself merely because it appears in a quote; ask for site-specific advice first.
Check the payable total and practical conditions
Request the full payable amount, whether VAT applies and is included, payment timing and the proposal's validity. Identify parking, specialist access, missed access, disposal or separate cleaning charges rather than assuming they are covered. Ask which costs are fixed and which depend on findings.
GOV.UK advises checking whether your council provides pest control and notes that a fee may apply. Check the council's own service page for eligible concerns, property restrictions and current charges. A council service and a private proposal may cover different work, so their headline prices need not be comparable.
Use a like-for-like comparison sheet
Create columns for assessment, covered areas, included visits, monitoring, repairs, exclusions, tax and total. Enter not stated wherever a proposal is silent; do not translate silence into included. Send the same factual brief to each business you contact directly and ask them to resolve the missing items before you choose.
Keep the accepted version and any written changes together. If extra work is proposed after inspection, ask for its scope and cost before authorising it. This website collects enquiries only: it does not issue treatment quotes, appoint providers or guarantee a callback. Contact an operating provider directly if you want to request attendance.
